Inclusio is an impact company specializing in social real estate in Belgium.

It has the status of an OGVV (Public Regulated Real Estate Company) under Belgian law and operates in 3 sectors:

- Affordable rental housing (1,314 units): student housing, apartments, single-family homes
- Housing and shelter for people with disabilities (155 units): shelters and day centers
- Social infrastructure (12 units): shelters for asylum seekers / homeless / foster children; schools, daycare centers, offices for nonprofit organizations

Key figures at December 31, 2023:

- Number of people housed: 4,778
- Fair value of the property portfolio in operation: €319 million

Inclusio has been listed on Euronext Brussels since December 2020, making it subject to the rules and supervision of the FSMA.

For its continued growth, Inclusio is looking for a

Acquisition Manager

Your responsibilities:

You will manage from A to Z the acquisition of real estate projects (EUR 1 to 25 million) in Belgium:

 A. During the research phase:
- identify potential tenants (social rental offices, housing companies, municipalities, PCSWs, NPOs, etc.) and proactively contact them to determine their needs and opportunities for cooperation;
- consult sales advertisements and select land and buildings that Inclusio could acquire; - conduct an initial financial feasibility study;
- decide, in consultation with the Chief Investment Officer (CIO), which files to pursue.

B. During the negotiation phase:
- with the assistance of the Project Management team and the CIO, estimate the cost of the work to be performed;
- prepare a feasibility study and present and defend it to the Investment Committee;
- coordinate negotiations with the seller or his broker;
- prepare a letter of intent to be signed by the seller.

C. During the acquisition phase:
- coordinate the due diligence (legal, technical, urban planning, environmental and tax aspects), with the internal team and external advisors (legal, tax, technical) if necessary;
- gather all due diligence documents in a structured manner;
- report the results of the due diligence to the CIO;
- renegotiate the sale price, if necessary;
- coordinate the drafting of the notarized deed of sale (asset deal) or SPA (share deal);
- pass the file to the Project Management team (for buildings under development on purchase) or to the Property Management team (for buildings in operation on purchase).

Your profile

- University degree, with economic, technical or legal training
- At least 2 years of experience in the real estate sector, preferably in a similar position
- You are dynamic, autonomous, with integrity, diplomatic, persuasive and able to analyze and solve problems
- You are bilingual Dutch-French, basic knowledge of German is a plus
- You have a driving license B
